Yes — a property purchase is now mandatory for every MM2H tier, a change from the earlier rules where property was optional. You commit to a minimum value tied to your tier and complete the purchase within a fixed window after your visa is endorsed.
Minimum property values are RM 600,000 (Silver), RM 1,000,000 (Gold), RM 2,000,000 (Platinum), and RM 500,000 for the SEZ tier — the SEZ home must be bought from a Forest City developer rather than a third party. The purchase window is twelve months from visa endorsement for most tiers, and three months for SEZ. Sequencing the deposit and the purchase correctly is where planning earns its keep.
The honest note. MM2H grants long-stay residency only — there is no permanent-residence or citizenship route, and your renewal depends on continuously maintaining the fixed deposit and the property. Both the deposit (USD 150k–1M) and the property (RM 500k–2M) are now mandatory, and because thresholds are set in USD, ringgit figures drift with the exchange rate and should be read as approximate. The SEZ tier is tied to a single Forest City developer in Johor, which concentrates developer and resale considerations worth weighing. The rules were revised in 2021 and relaunched in July 2024, so the programme carries genuine policy-change risk — every figure on this page carries its as-of date for that reason, and final requirements are confirmed after assessment.
Your MM2H pass length depends on the tier: Silver lasts five years, Gold fifteen, Platinum twenty, and the SEZ tier ten years, all on a multiple-entry basis for the duration of the pass. The minimum-stay obligation depends on the principal applicant's age.
Applicants under 50 must be physically present in Malaysia for 90 cumulative days per year. Principal applicants aged 50 and over have no minimum-stay requirement, which makes the programme more flexible for older applicants who want a base in Malaysia without committing to living there full-time. Work rights depend on the tier: Silver holders cannot work, while Gold and Platinum holders may apply for a supplementary employment endorsement to take professional employment or run a business. So if you intend to earn an income in Malaysia, the tier you choose matters from day one.

The genuine India-specific point is funding. Paying the USD fixed deposit (USD 150,000 to 1,000,000) plus the mandatory ringgit property purchase means moving money out of India, and those remittances fall under the RBI Liberalised Remittance Scheme — currently USD 250,000 per person per financial year. Depending on the tier and the number of family members, you may need to plan the funding across more than one person or financial year.
