Families in Dubai weighing a move abroad often start with rents from a crowd-sourced website that nobody can trace back to a source. We hear the same question every week in our Dubai and Abu Dhabi offices: which city lets us keep more of what we earn? This guide answers it with the latest figures from each country’s official statistical agency as at September 2026, and a plain warning about where those figures cannot be compared.
At a glance
- Latest official annual inflation: Canada 3.0% (July 2026), Australia 3.5% (July 2026), New Zealand 4.1% (June 2026 quarter), UK 2.9% (July 2026), Germany 2.9% (August 2026).
- The UAE’s national inflation rate was 1.25% in 2025, and Dubai’s official CPI averaged 114.81 across 2025 on a 2021 = 100 base.
- Each city’s official rent measure differs: a 2-bedroom rent average (Toronto), a rents index (Sydney), a suburb bond median (Auckland), a private rent average (London) and a per-square-metre index (Berlin).
- Minimum and living wages all rose in 2026: CAD 18.15 (federal), AUD 26.44, NZD 23.95, GBP 12.71 and EUR 13.90 per hour.
- None of these measures are like-for-like. Use them to frame the family conversation, not to settle it.
Why official cost-of-living figures are never like-for-like
Before any table, one caveat. Each country’s statistical agency measures its own basket of goods, over its own period, on its own base year. Statistics Canada, the ABS and the ONS publish monthly; Stats NZ publishes quarterly; Dubai Statistics Center publishes an index level rather than a headline rate.
Rent is harder still. Canada reports an average dollar rent for purpose-built apartments; Australia reports only how fast rents rose; New Zealand publishes bond data suburb by suburb; the ONS publishes an average monthly rent; Berlin publishes a median rent per square metre excluding heating and utilities.

Toronto: inflation edging up, rents still rising
Canada’s Consumer Price Index rose 3.0% year over year in July 2026, following a 2.8% gain in June 2026.
CMHC’s 2025 Rental Market Report recorded a Greater Toronto Area purpose-built apartment vacancy rate of 3.0% and an average 2-bedroom rent of CAD 2,034 per month, up 3.5% from 2024. Its separate table of asking rents for units that changed hands shows a higher CAD 2,547 for 2025, closer to what a newly arriving family will actually pay.
Canada’s federal minimum wage rose to CAD 18.15 per hour on 1 April 2026, but it applies only to federally regulated sectors; each province and territory sets its own rate. Our Canada immigration page covers the pathways that lead to Toronto.
Sydney: the national wage floor passed AUD 1,000 a week
The ABS reports the CPI for the weighted average of the eight capital cities rose 3.5% in the 12 months to July 2026. Sydney’s own index reached 103.22, up 3.2% from July 2025.
The ABS does not publish a Sydney dollar rent figure outside its restricted microdata, so we do not quote one. What it does publish is the rents component of the CPI, which rose 3.6% in the 12 months to July 2026, unchanged from the annual rise recorded in June and May 2026.
Australia’s National Minimum Wage rose to AUD 26.44 per hour, or AUD 1,004.90 per week before tax, from 1 July 2026 — the first time the floor has passed AUD 1,000 a week. Award rates differ by occupation. For the visa routes into Sydney, see our Australia immigration page.
Auckland: the highest inflation of the five, and suburb-level rent data
New Zealand’s Consumers Price Index rose 4.1% in the 12 months to the June 2026 quarter. Stats NZ publishes CPI quarterly, not monthly, so the June quarter is the latest official reading.
Rent data in New Zealand comes from Tenancy Services, published by suburb. For Avondale in Auckland, the market-rent tool recorded a median rent of NZD 650 per week for a 3-bedroom house (1 January to 30 June 2026; lower quartile NZD 565, upper quartile NZD 710, 892 active bonds) — one middle-market suburb, not a city average.
New Zealand’s adult minimum wage rose to NZD 23.95 per hour on 1 April 2026.
London: a national average and a London average, side by side
The UK’s Consumer Prices Index rose 2.9% in the 12 months to July 2026, up from 2.6% in the 12 months to June 2026.
The average UK monthly private rent was GBP 1,393 in July 2026, up 3.7% from 12 months earlier. Across London, it was GBP 2,317 per month, up from GBP 2,250 a year earlier — both from the same ONS series, so the London premium is visible without guesswork.
The National Living Wage for workers aged 21 and over rose to GBP 12.71 per hour on 1 April 2026, an increase of 4.1%.
Berlin: rent is quoted per square metre, and it is “cold”
Germany’s inflation rate, the year-on-year change in the Consumer Price Index, was +2.9% in August 2026, up from +2.8% in July 2026 (Destatis, confirmed 10 September 2026).
Berlin’s official rent reference is the Mietspiegel 2026, published 28 May 2026. It sets the median net cold rent at EUR 7.71 per square metre — “net cold” meaning before heating and utilities — the standard reference for judging whether an offered Berlin rent sits above the locally customary level.
Germany’s statutory minimum wage rose to EUR 13.90 per hour on 1 January 2026 and is set to rise again to EUR 14.60 per hour from 1 January 2027. Our countries we serve page lists every pathway we work on, Germany included.
From the UAE: what this means for you
Dubai Statistics Center’s general CPI, on a 2021 = 100 base, rose from 113.44 in January 2025 to 116.77 in December 2025 and averaged 114.81 across the year. DSC had not published a 2026 monthly CPI bulletin publicly as at 13 September 2026. Nationally, the Federal Competitiveness and Statistics Centre reports the UAE’s inflation rate at 1.25% for 2025.
Two gaps follow. The UAE figure is a 2025 annual number while the other five are 2026 monthly or quarterly readings, so “the UAE has lower inflation” compares different periods. And no official Dubai rent index or UAE minimum wage appears in the table, because no comparable official figure exists.
Build the expense side of your budget on the official rent measure of your target city, in its own unit and period. Build the income side on your actual offer letter, using the wage floor only as a sanity check. Revisit the numbers when the next release lands — a budget built in September will need a refresh before you fly.
Frequently asked questions
Which of these cities has the lowest inflation right now?
The UK (2.9%, July 2026) and Germany (2.9%, August 2026) share the lowest annual rate among the five, while New Zealand (4.1%, June 2026 quarter) is the highest. The UAE’s 1.25% is a 2025 annual figure from a different period.
Why is there no Dubai rent figure in the table?
Every figure in this guide comes from a national or city statistical agency. No official Dubai residential rent index exists among those sources, so we left the cell empty rather than fill it with a portal estimate.
Can I compare the rent figures across the table directly?
No. Toronto’s is a monthly average for 2-bedroom apartments; Auckland’s is a weekly median for 3-bedroom houses in one suburb; London’s is a monthly average across all private rentals; Berlin’s is a per-square-metre median excluding heating; Sydney’s is a percentage change, not a level.
